Newcastle, King County
Crown repair and repointing in Newcastle start at $425. At that level we are sealing a crown with hairline cracks or repointing a limited area of joints. Recasting a crown that has broken through, or repointing a tall chimney on every face, is quoted from measurements taken on the roof. Crown and joints appear as separate lines on the quote, each with its own figure.

Every masonry chimney ends in a crown, the slab that seals the gap between the flue and the outer brick. Section R1003.9.1 of Washington's residential code wants that top in stone, metal or concrete, sloped so rain sheds, edged with a drip lip, and isolated from the liner of the flue by a bond break that is caulked. Many crowns we meet were simply troweled from leftover bricklaying mortar, flat and thin. They crack early, and in Newcastle's long wet season a cracked crown lets water into the core of the stack.
Newcastle's hazard annex records that Lake Boren comes up during periods of high rainfall, close enough to about five homes on its north shore to be noted, while the mapped 100-year floodplain covers only some 12 acres. Flooding, in other words, is a small matter here. Rain is not: the lake level is simply the visible gauge of what falls on every roof in the two creek basins.
WeatherSpark's wetter season for Newcastle runs from October 9 to May 2. For those months a chimney crown is the one horizontal masonry surface on the house, and it has no shingles over it. That is the reason we insist on slope and a drip edge when recasting one. Water that leaves the crown at the edge falls clear of the brick; water that sits on a flat top finds the crack.
Every masonry repair (crown / repointing) we do in Newcastle includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowRepointing answers a different failure. Mortar joints erode from the outside in, and once they recede the brick edges are exposed and rain rides the ledge into the wall. WeatherSpark's climate summary gives Newcastle a cool season of about three and a half months, a short snowy period from early December to the end of January, and December lows averaging 36°F. Hard freezes are uncommon here, though it does not take many on soaked mortar to widen an open joint.
Moss needs moisture and shade, as Oregon State University Extension points out, and a cracked, flat crown under tall trees offers both. Roots and trapped soil then keep the crack damp between showers. Newcastle's annex describes many houses as sitting beside native growth that is densely wooded, so this is a routine finding on our roof visits.
Cleaning comes before any repair. The Extension warns that pressure-washing done badly damages shingles, and it is no kinder to old mortar, so we scrape and brush by hand. Only when the surface is bare and dry can we tell a crown worth sealing from one that needs to be recast.
We check thickness, slope and cracking, and decide with you between sealing, resurfacing and recasting.
Each face is examined and the failing areas marked, so repointing covers what is needed and stops there.
Old material is removed mechanically, dust is controlled, and new mortar or crown mix is placed in dry conditions.
Fresh work is covered if showers threaten, then photographed for your records once it has set.

On dry days above freezing, yes. Mortar and crown mixes need time to cure before rain or frost reaches them, so we book this work around the forecast and tent the chimney top when needed.
When the crown is thick, well pitched and merely hairline-cracked, a flexible crown coating holds up well. A thin, flat or crumbling crown should be recast; coating it only postpones the job.
