Gas runs through most of our territory. By Census estimate, the main heating fuel is utility gas for 64.5% of occupied homes in Snoqualmie, 59.0% in Maple Valley, 45.7% in Newcastle and 40.5% in Renton, against 39.9% for King County overall. Those figures describe furnaces, not fireplaces, but they show how many of the houses we enter have a gas line available to a hearth. Because a gas flame leaves so little behind, the appliance tends to be ignored until it refuses to light. One visit covers the firebox, the gas controls and the vent, and ends with a carbon monoxide reading.
Snoqualmie is the youngest city we serve: the Census puts its median home at 2005, with about three-quarters of the housing built since 2000, and gas is the main heat in nearly two homes out of three. Out toward Hobart the picture reverses. Only about 21.7% of occupied homes there heat with utility gas, by Census estimate, and bottled or tank gas is far more common, so a fireplace on those rural lots may well run on propane. We ask which fuel you have when you book.
Nothing about a gas fireplace tells you it is due. No ash needs shoveling, and at first the glass stays clear. Wear shows up instead as a pilot that fades, a sensor that reads low, a gasket gone stiff, or a nest at the vent termination.
The hazard with gas is exhaust that does not leave. Carbon monoxide is colorless and odorless, and a blocked vent or an air-starved burner will produce it without any visible sign. A gas insert set into an old masonry fireplace gets extra attention from us: the old flue was proportioned for an open hearth and can be much wider than the insert's exhaust wants. Paperwork differs by address. The City of Renton states that a permit is needed before a gas or mechanical system regulated by its construction codes is installed, altered, repaired or replaced. On unincorporated land, King County's residential mechanical permit leaves gas log inserts out, yet the county cautions that gas piping permits may still apply.
