Renton, King County
Crown work and repointing on a Renton chimney start at $425. That covers a crown with hairline cracks sealed and resurfaced, or a modest area of joints raked and repacked. A crown too far gone to save is broken out and cast again, and a stack with soft mortar on all four faces takes days, not hours. Square footage and scaffold needs are what the written quote is built on.

Brick has history in this town. HistoryLink lists brick, briquette and tile plants among Renton's industries a century ago, fed by clay from the surrounding hills. No record says which chimneys used that local brick, but older stacks here vary widely in hardness. Soft brick behind a hard modern mortar patch is a pairing that fails in a recognizable way: the patch stays intact while the brick around it crumbles.
HistoryLink's account of Renton names areas the city absorbed as it grew, Kennydale, Talbot Hill and Earlington among them. Census estimates show how much of the resulting housing is of an age for masonry trouble, with 5,320 units from the 1960s alone.
Mortar from that period has usually outlasted its design life at the top of the stack, where it gets no shelter. When an insert and liner were added later, the crown was often cut or patched around the new pipe, and that patch is a common leak. Repointing and a properly formed crown protect the liner investment underneath as much as the brick.
Every masonry repair (crown / repointing) we do in Renton includes:

Book nowWeatherSpark dates Renton's cool season November 13 to February 28 ; its December low averages 37°F. The city's hazard plan adds that freezing spells of several days are not unusual in winter even though deep freezes in the 20s are rare. That is the worst pattern for wet masonry. Joints thaw by afternoon, take on more rain, and freeze again overnight.
Tapping and probing show which joints and bricks are loose, beyond what the eye catches.
Joints are ground to a set depth and failed brick is cut out without disturbing its neighbors.
Mortar goes in by layers and is struck to match the old joint profile. A recast crown gets its pitch and its overhanging lip from the formwork.
Tarps keep showers off the new mortar until it has set. Photos follow.
Much of Renton's historic downtown consists of unreinforced masonry buildings, the city's hazard plan says, and a great deal of its commercial district stands on soils with high liquefaction risk. It adds that many homes predate seismic codes, and a chimney from before those codes is usually plain brick and mortar with no steel.
In such a stack, the joints are the only thing resisting a sideways shove. Washington DNR's fifty-year odds for the region: 17 percent for a shallow crustal quake at 6.5 or stronger, 15 percent for a magnitude 9 subduction event. Repointing does not make an old chimney earthquake-proof. It does restore the bond that eroded joints have lost.

Washington's residential code describes the top of a masonry chimney in section R1003.9.1. The cap, which may be concrete, metal or stone, has to slope so water runs off, carry a drip edge, and be separated from any flue liner by a caulked bond break made to ASTM C1283.
The crowns we replace are often just a thin wash of surplus mortar, dead flat, with none of those features. When we recast one, the slope, the overhang and the flexible joint around the tile are part of the form, and the same 2021 code edition that King County applies to complete applications filed since March 15, 2024 is the reference we build to.

Yes, with tenting. Mortar needs to be kept dry and above freezing while it cures, so we cover the work and watch the forecast. Some crown pours are better scheduled for a dry stretch.
It is the first visit, $99 plus tax. If the masonry quote is accepted, that fee is deducted from the job.
