Newcastle, King County
In Newcastle we inspect a chimney for $99 plus tax, charged chimney by chimney. Accept the quote we write afterward and the $99 is knocked off that job; turn the quote down and the fee simply stays paid. For that price a technician examines the stack outside, the firebox and damper inside, and the flue between them by camera.

Three building periods meet in this small city. A first wave came with the Newport Hills development that began in 1958, a second through the 1980s and 1990s, and the Census counts roughly 30 percent of all units as built in the 2010s alone. A fireplace from each period fails in its own way, which is why we do not guess from the street: no public record says what kind of chimney a given block has.
According to the city's hazard annex, roughly 30 percent of Newcastle's structures, 1,063 of them, stand inside a mapped erosion hazard area, and 126 are in an identified landslide hazard area. The document singles out view homes on steep slopes. WeatherSpark records up to 1,198 feet of relief within two miles of the city center.
None of that means a given chimney has moved. It means we look for movement on purpose: a stack that no longer sits plumb, a fresh line of caulk where masonry meets siding, stair-step cracks low on the downhill face, a firebox floor that has dropped away from the hearth. A camera shows the flue; a level and a tape measure show the structure around it.
Every chimney inspection we do in Newcastle includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowNFPA 211, in the wording CSIA quotes for homeowners, wants every chimney, fireplace and vent looked over yearly at a minimum: soundness first, then deposits, then clearances. In Newcastle the soundness part deserves the most time. Rain falls on about 17 days in a typical November, the ground under many houses slopes, and a fireplace that is rarely lit gives its owner few chances to notice a change.
Roof moss cannot be avoided in the damp Northwest, in Oregon State University Extension's judgment, and shade feeds it. Newcastle supplies both conditions: WeatherSpark rates 74 percent of December as mostly cloudy or overcast, and the hazard annex says many houses border densely wooded natural areas.
An inspector cannot grade a crown or a flashing joint that is hidden under a mat of moss and needles. We brush the growth aside by hand, never with a pressure washer, and photograph the surface underneath. Often the masonry is sound and only wet. Sometimes the mat was covering an open crack, and that is the photo that matters.
The technician circles the house, then goes up to the crown and cap when the roof allows it, or uses a pole camera when it does not.
A scanning camera climbs from the firebox up to the cap, recording joints, cracks and offsets.
Damper travel, firebox mortar, hearth dimensions and the distance to the mantel are measured and noted.
Findings arrive in writing with photos, ranked by urgency, with a quote attached where work is advised.

Choose a genuine opening on the crew's calendar. Confirmation is immediate.
Liner, crown, cap, flashing and masonry examined in order — each finding photographed.
One document, plain numbers, covering only the work your chimney genuinely needs.
The repair is completed, then handed over with before-and-after photos of every item.
Per chimney. A house with a living-room fireplace and a separate family-room flue is two inspections. Each fee comes off the matching quote once you approve it.
The yearly check in NFPA 211 covers vents as well as chimneys. A gas appliance venting into an older masonry flue is one of the cases where the camera earns its keep.
We flag work that usually calls for one, but the answer belongs to the city. Newcastle moved its permit intake to an OpenGov portal in June 2026, and the permit desk confirms requirements for a specific address.
